Reimagining SEA's
South Concourse
The South Concourse, an existing three-story building with seven levels from sub-basement to penthouse, was originally built in 1973 and expanded in 1984. Since then, it has seen limited capital reinvestment while sustaining heavy passenger use, particularly by international travelers. Outdated systems, seismic concerns, and constrained passenger amenities have created pressing needs for renewal.
To address these issues, the Port of Seattle is undertaking the $2.2B South Concourse Evolution (SCE) program—a 12-year effort to extend the concourse’s useful life by 50 years while modernizing it for future generations.
The program’s objective is to deliver structural and seismic upgrades and new building systems and create an enhanced passenger experience, all while keeping the airport operational 24/7 and minimizing disruption to airlines, tenants, and travelers. Consertus was selected to provide construction management expertise through the GC/CM delivery method, guiding the program from design through delivery.
An integrated approach
to GC/CM delivery
Consertus will deliver construction management services to support the Port of Seattle throughout the South Concourse Evolution program. Building on our deep experience with GC/CM delivery in active aviation environments, our team brings a disciplined approach that combines technical oversight, administrative support, and stakeholder coordination.
Our integrated team approach—rooted in collaboration and proactive problem-solving—ensures the Port is equipped to manage complexity, minimize operational impacts in a 24/7 airport, and deliver long-term value for travelers.
Our work includes
Construction managers will provide day-to-day leadership, coordinating contractors, consultants, and Port staff to ensure all work is executed safely, efficiently, and in alignment with project goals.
Project assistants will manage critical project controls, including RFIs, submittals, correspondence, and reporting, while ensuring communication remains clear across Port departments, tenants, and stakeholders.
Construction inspectors will provide eyes on the ground, verifying that work is performed safely and in compliance with technical specifications while documenting progress through detailed logs and reports.
Estimators and schedulers will provide specialized expertise to review contractor proposals, prepare independent cost and schedule analyses, and support the Port in negotiating fair outcomes.
